This brand new barn conversion with stunning views of the River Waveney is set in the rural location of the village of Earsham on the outskirts of the town of Bungay on the Norfolk and Suffolk border. Set alongside the owners’ residence, a 17th-century farmhouse. Offering a quiet countryside escape ideal for walkers and bird watchers and is perfectly located for exploring the area.

This charming barn conversion, based all on the ground floor, has been designed to the highest standard to enable you to enjoy the natural beauty of the area with all the home comforts. Step into the light and airy lounge where you can sit and take in the magnificent views of the river and wild life from large, picture frame, windows and doors. During the colder months you can look out at these views while feeling the warmth and cosiness of a roaring fire in the log burner. You can relax in the hot tub after a day of sightseeing.

You are welcome to wander through the farms 9 acres of grounds which leads you to the river front.

Within a short drive you can visit the picturesque coastal towns of Southwold, Walberswick and Aldeburgh. Close by are the market towns of Bungay, Beccles and Halesworth. There is the heritage coast to explore offering the RSPB flagship reserve at Minsmere and the ancient town of Dunwich. The city of Norwich is less than an hour’s drive away. Adjoining River Farm is the Wetland Centre where you can walk amongst the some rare breed animals including Suffolk Punch horses and tame fallow deer, which is free to enter. Here you can enjoy a quiet, relaxing holiday as well being an excellent place to explore from.

Local Attractions:

Angling

River Farm includes a private 100 metre stretch of the non-tidal River Waveney. The ‘close season’ for coarse fish in rivers comes into effect from Monday 15 March and runs until 15 June, so fishing is not allowed during that period to allow fish stocks to replenish. In addition there are a number of other popular angling locations in the area (which may not be subject to the above ‘close season’ restriction):

River Yare from Trowse to Breydon Water.

River Wensum from Norwich City Centre to Trowse.

How to find us

From the South and South-West

From the M25 take the northbound M11. At Junction 9 take the northbound A11. When the A11 joins the eastbound A14, continue on the A14 until Junction 43, for the eastbound A143 (Diss, Great Yarmouth). Continue on the A143. After the A143 enters Norfolk continue for approximately 15 miles, then turn right into the village of Earsham (brown sign for the Wetland Centre). Follow the brown duck signs to the Wetland Centre and River Farm is next door to this.

From the Midlands and the North

Take the eastbound A14 from the M1/M6. Continue on the A14 until Junction 43, for the eastbound A143 (Diss, Great Yarmouth). Continue on the A143. After the A143 enters Norfolk continue for approximately 15 miles, then turn right into the village of Earsham (brown sign for the Wetland Centre).
